Here is a basic outset of our services which can be altered to suit the developer's individual needs.

Boldly said, we know from experience precisely what is required to provide a first class property management service.

Our involvement with developers often starts at the planning stage. We can be there to provide good, solid advice on effective estate management, service charge structure and costings. Years of experience ensures we can add value to the development process by highlighting any design issues that might result in potential problems and help avoid future difficulties.

We have extensive experience of working with developer’s Sales and Marketing teams to ensure that future property owners have an accurate picture of the services available on the development and a clear idea of the annual service charge budget. We also liaise with the Developer’s Site Manager, to help assist with a smooth transition from practical completion to full management control.

Our flexible, professional approach to management also can add significant value to the after sales process. We assist developers in the preparation of the initial levy budget, arranging insurance, quotations for meter reading and garden services as used to determine the proposed levies at the launch of the scheme.

We also, in consultation with the developer, evaluate provision for normal maintenance which is usually overlooked so as to make the cost and levy attractive. This ensures that the levy is as accurate as possible for the initial determined levy.

We present the levy budget at the inaugural meeting of the Body Corporate and explain the implications to the members after which it is either approved or amended by the members of the Body Corporate or HOA.

Because owners often interpret incorrectly or have expectations which do not match the terms of the sales agreement, we participate and provide detail what the finished product is likely to be. The key ingredient is to explain the need to maintain the interior and the exterior of the buildings as well as the need to work with the developer in dealing with teething problems rather than resorting to immediate confrontation.

The first board of Trustees or Directors has the task of dealing with common property issues in addition to issues relating to their own units. The first two years of a new complex is the time to pay attention to and to resolve common property issues in a professional manner.

The Developer is often unfairly labelled as the “bad guy” by the owners due to a lack of understanding of basic principles, herein we assist in an intermediary role so as to assist in a fair resolution to such problems.

In brief terms we provide services to the developer and will obtain:

  • all the necessary quotes for service providers e.g. Garden service, security, meter readers etc.
  • will liaise with your attorneys/ conveyancers regarding the proposed conduct rules for the complex.
  • will arrange insurance for the Body Corporate or HOA.
  • will prepare a budget for the complex in order to determine the levies.
  • will do all the necessary documentation and arrangements for the inaugural meeting of the Complex.
  • We will if required collect occupational rental until the inaugural meeting and formation of the Body Corporate or HOA.

Co-ordinate and organize a handover day.

i. This will include meeting all the owners on site before they take occupation.
ii. We will have two statements prepared. One for levies, electricity and water deposits and the other for occupational rental. We will also do any refunds to owners for occupational rental if necessary.
iii. No owner will receive keys until both these accounts have been paid.

Depending on the requirements of the developer a set fee will be quoted for the take on of the scheme as well as a collection commission on administering the collection of occupational rentals.
